A free mobile pass lets diners track offers without downloading an app.
For Hamlet residents, the list reads like a map of places you already know. Bourbon Steak, the Michael Mina steakhouse at The Seagate Hotel, is participating this year. So is Geronimo Tequila Bar and Southwest Grill, the Santa Fe-style concept that took over the old Cabana El Rey space on East Atlantic. Gabriella's Modern Italian, which just added weekend brunch, is on the list, along with Tropical Smokehouse, Le Colonial, Elisabetta's Ristorante, and CAMPI Italian.
This isn't a coincidence of timing. Laura Simon, executive director of the Delray Beach DDA, put it plainly to the Palm Beach Post: August and September are the slowest time of the year here in South Florida, and restaurants have leaned into promotions during this stretch for years. It's become enough of a tradition that this year it overlaps with Flavor South Florida, a countywide dining promotion pulling in nearly 100 restaurants across Palm Beach County. Two separate calendars just happened to land on the same 30 days.
The Discount Is Real Because the Crowd Isn't
Here's the part that matters if you live inside the Hamlet and treat downtown Delray as your regular rotation rather than an occasional outing. The restaurants offering deep prix fixe deals this month are the same ones you cannot get a same-week reservation at come February, when snowbird season and the Delray Beach Open both hit downtown at once. Restaurant Month works because the kitchens are the same, the menus are close to full price value, and the wait for a table on a Tuesday night just isn't there.
That's a narrow window. By November, the calculation changes. Season traffic starts building, restaurants stop needing to discount to fill seats, and the same table at Bourbon Steak or Gabriella's requires more planning. The Clubhouse Side of the Ledger

Seagate Country Club at the Hamlet sits on the site of the original Hamlet Country Club, a Joe Lee design that opened in 1973 and hosted the first Golf Digest instructional school that same year. The club changed hands in 2012, becoming part of the Seagate Hospitality portfolio, the same ownership group behind The Seagate Hotel & Spa on Atlantic Avenue, where Bourbon Steak lives. The following year, architect Gene Bates reworked the course with input from PGA Tour player Jeff Sluman, rebuilding bunkering and green complexes before the redesigned layout debuted in November 2013.
The detail that actually shapes daily life here, though, isn't the renovation. It's that living in the Hamlet has never required joining the club. The community, according to the Hamlet Residents Association, is home to 313 single-family residences and 136 condominium units built around a 146-acre golf course, and the eight Har-Tru tennis courts and clubhouse dining sit available to residents without a mandatory membership fee attached to the deed. You can use as much or as little of it as you want, in whatever mix that suits your month.
In late August and September, that mix tends to favor the course. Tee sheets are lighter, the clubhouse isn't running at full banquet capacity, and the same slow-season logic that drives restaurant discounts downtown applies to golf availability at home. Both halves of the neighborhood's daily rhythm are quiet for the same reason: it's the part of the calendar before the crowd arrives.
